Black Bear Realty was established to help people get the guidance they need to buy and sell their homes and investment properties. The process of buying or selling a home, can be stressful, filled with lots of questions, and all people appreciate the help in navigating the process.

At Black Bear we will always do what it takes to get you top dollar for your home when you are selling and to help you get the best it the entire time to help guide you through that process, which can seem very overwhelming and daunting. Shonn Moulton, Owner / Broker

Shonn is originally from California but moved to Maine where his family has lived for many generations at the age of 3. Truly a down to earth Mainer, he grew up in Kittery where he enjoyed the seacoast area. Shonn moved to the Portland area to attend the University of Southern Maine and he holds a BA in History. Currently a resident of Gorham (one of the fastest growing towns in Maine for decades), he has devoted his time to helping the town he fell in love with in 1994 when he started college. Shonn has been on the Gorham Town Council twice (2006-2009 and 2012-2015) and volunteered countless hours to coaching softball for Babe Ruth and Little League teams. It’s his love for history, old houses and his love for his community that motivated him to become a Realtor. Shonn has always loved getting his hands dirty working on home projects, giving design advice to others, and has personally bought and sold houses before getting his real-estate license. As his career grew in real estate, he realized that you could accomplish anything you want as long as you have a starting point and a goal. In 2021 Shonn opened Black Bear Realty achieving one of his goals. In addition to owning Black Bear Realty, Shonn is a Licensed Real Estate Appraiser and owns his own appraisal company, The Moulton Group, where Shonn diligently works with an large array of banking clients in the local market area.

Between being a Broker/ Owner of BBR and owner of The Moulton Group, Shonn has extensive knowledge of the local Maine real estate market. He is dedicated to his clients and works tirelessly on their behalf.

Shonn is easy to get in touch with day or night and always takes time out of his busy schedule for a chat or a laugh. during any day of the week. When not working Shonn loves spending time with his wife Emily, daughter Bella, step-son William, his dogs Edelman and RJ and his cats Charlie and Angel. Hiking, kayaking, camping and traveling are a few things he loves to do in his spare time.

Emily Banks-Moulton, Realtor

Emily is originally from Massachusetts where she grew up in Winchester and attended college at Mount Holyoke where she graduated with graduated with a BA in Geology. After graduating from college she attended the University of New Hampshire (UNH) where she earned a master’s degrees in Earth Science. Emily was introduced to Maine when she travelled to the Mid-Coast Region to collect sediment samples from Penobscot Bay for her master’s thesis research. While there she fell in love with the landscape and architecture of Maine’s coastline. Emily worked for a few years in the environmental remediation industry where she traveled throughout the US to assess and remediate environmental issues for large corporations. Tired of the traveling and wanting to start of family, Emily began teaching and has enjoyed teaching now for over 19 years. During her time teaching she continued her own education and obtained a master’s degree in Teaching from UNH. She currently is a Chemistry teacher at a local high school in addition to be a Realtor.

Emily moved to Maine in 2013 after living in three other New England states. Emily’s interest in real estate developed in high school because her mother would bring her to open houses almost every weekend. She became interested with the interior design aspects of houses and now enjoys interior decorating. From her career in teaching Emily understand the importance of listing to clients and guiding them through the home buying or selling process. She is always willing and enjoys helping clients stage their homes. During her free time, Emily enjoys mountain biking with her son William, walking her dogs with her husband, Shonn, watching her step-daughter, Bella, compete in dance competitions, knitting, sewing, tap dancing and enjoying the natural beauty of Maine.
